Has the real estate market in Portland improved?

Boy! That is the question! There is definitely more activity as measured by (for real estate agents) more lock box activity, and more sale pendings….especially in the price ranges lower than $400,000. I continue to see lower prices, but not screaming low.  Buyer’s are offering way low, but seller’s are not willing to go that far. In my opinion, we will continue to see stubborn appreciation and sluggish home sales until the unemployment rate changes for the better. You just can’t sell houses when unemployment is 10% or higher.  What do you think?
