What About ‘Zestimates’?
This article in the Oregonian poses an interesting dilemma for the Portland Real Estate Market. When Zillow first launched, they tried to charge real estate brokers for adding correct information about listings and sales. As you can imagine, that went nowhere quickly because real estate brokers love FREE better than anything! My clients often quote information from Zillow, and I always respond by telling them Zillow is notoriously inaccurate. In my opinion, this is important for both buyers and sellers. Of course, as this article says, Sellers don’t want their property devalued. Buy why would Buyers care? Buyers want value for their investment dollar. With inaccurate information being used to establish the value, the buyer cannot feel confident in any purchase, whether the value is supported or undermined by the so called zestimate. The best way to read the market is to use all data available, AND to use the experience and insight of a market savvy real estate broker to interpret the information and give it local context.
